Manley Phelps Road Sale Is Only Priced Deed in Monroe's Late Summer Batch
Monroe recorded four property deeds between Aug. 14 and Sept. 12, but only one listed a sale price. That transaction, 16 Manley Phelps Rd., sold for $150,000 on Aug. 17, setting the period's only price range and median. The other three transfers, on Davis Road, North Road and an unaddressed parcel, closed without a disclosed price and involved a family trust, the Massachusetts Department of Conservation and Recreation, and Monroe Town Health as listed parties. With price data available for just one of four deeds, the underlying data does not support characterizing the period's market as strong or weak.
