Only one of three recent Monroe deeds discloses a sale price

MONROE -- Three properties changed hands in Monroe over the past month, according to deeds recorded at the Franklin County Registry of Deeds, but only one transaction included a disclosed sale price.

MARKET OVERVIEW The Registry recorded three property transfers in Monroe between June 26 and July 25. Of those, only one deed listed a consideration amount: $250,000. Because two of the three deeds did not disclose a sale price, the reported price range and median of $250,000 reflect that single transaction rather than a full market sample. With just three recorded transfers and only one priced sale, the raw count does not support a determination of whether the period was active or quiet.

TOP SALES The only sale with a disclosed price was 10 Davis Rd, which sold for $250,000 on July 17. Seller Hunter R. Oakes transferred the property to Adams Community Bank. The other two recorded transfers -- 43 Kingsley Hill Rd, sold July 24, and a third parcel identified only as "Monroe, MA," sold July 8 -- carried no disclosed consideration amount and are reported here as price not disclosed.

NEIGHBORHOOD BREAKDOWN The three transfers do not share a street name, so no street-level cluster emerged this period. By price tier, one sale falls under $500,000 (10 Davis Rd, at $250,000). The other two transactions cannot be placed into a price tier because no sale price was disclosed in the deed records.

MARKET NOTES Buyer entities varied across the three deeds. The 43 Kingsley Hill Rd property was transferred to JLS Property Solutions LLC and BSF Acquisition Solutions LLC, both limited liability companies rather than individual buyers. The Davis Road property was transferred to Adams Community Bank. The third deed, involving seller Kenneth Cote, did not list a buyer in the available records.
